Punto Madeira Vallarta. The ideal development for expats in Puerto Vallarta

Punto Madeira Vallarta. The ideal development for expats in Puerto Vallarta

Punto Madeira is a special place in la “Colonia Versalles” in Puerto Vallarta, thought for those who believe in the possibility of an extreme coziness, great comfort, perfect location and practical lifestyle. Condominiums Punto Madeira are planned to increase your lifestyle to another level. The way it is built, the proximity and easy access to main avenues and also shopping centers, and the main attractions of the city of Puerto Vallarta, Jalisco, make your life easier without taking the coziness and practicality away. It's all included. Elevating your style of life, make it more comfortable and practical.

But, why should you invest in Puerto Vallarta?
Well, there are so many good reasons why, but maybe we can start by telling you a little about economies. Because, when you compare the cost of living in Puerto Vallarta versus most U.S. or Canadian cities, you will notice that it costs you quite less to live in this magical city of Puerto Vallarta, and the quality of life is a lot better in many ways. Since Puerto Vallarta is so close to the ocean, it’s literally never cold and the salty breathable air keeps people in good health. Many retirees come here because it helps them maintain a good health. It can get warm and humid, as expected, especially in summertime, with the height in August and September. But during the winter and early spring, the weather is very comfortable with low humidity (lower 80s F). That’s when many “snowbirds,” from Canada and the northern United States, come to Puerto Vallarta and stay until next summer.

When running the cost of living numbers, Puerto Vallarta, in general, costs about 50% less to live in than most cities in North America. But from the investor point of view, the U.S. and Canadian purchasers have seen the incomparable pricing of properties and opportunities that are available in Puerto Vallarta.

For some years, Puerto Vallarta's real estate market slowed down due to the financial crisis in the United States and general safety concerns about Mexico. If you were lucky to be a purchaser during this period, you would have had the opportunity of taking advantage of the ongoing decreases in real estate prices.

As a result of these price decreases, today’s buyers especially within the luxury home category have the opportunity of finding properties for sale at an excellent price. In some cases, below replacement value. Finally, Puerto Vallarta’s market has begun to stabilize, and once again we can see an increase in sales and new fantastic developments in different areas such as Puerto Madeira for example.

This fast recovering happened a result of many factors, such as Puerto Vallarta being one of the safest vacation locations in the world, also because it offers a relatively incomparable lifestyle that most people could not afford back in their countries such as the U.S. or Canada.

If you have the financial capacity and are looking forward to acquiring your new dream home, vacation house or condo, it just might be the best moment for you to take advantage of the ongoing Puerto Vallarta real estate market, as it is now the time to react.

What you need to know to enjoy the Versalles Vallarta neighborhood

In the 1960s, Puerto Vallarta became one of the most famous destinations in Mexico after the movie “La noche de la iguana” and it has been welcoming travelers from all over the world ever since. Some even say that this lovely beach town is now the most perfect place to come if you’re looking for a heathy relaxing life. You will always find things to do in Puerto Vallarta to keep you, happy, relaxed and well entertained.  If your plan is to stay in Puerto Vallarta for a long period of time, you will, however, want to choose your neighborhood carefully based on the vibe you’re after and the budget you have.

What you need to know to enjoy the Versalles Vallarta neighborhood

The neighborhood Is one of the many excellent places to find a suitable place to live. But Versalles has a different story from many other places in Puerto Vallarta. It was one of the earliest established areas in the city, located on the eastern side of the main avenue of Francisco Medina in the Puerto Vallarta Hotel Zone. For decades, this neighborhood has been a mix of different residences, from humble apartment buildings, and middle-class family homes, to villas on lots that take up half and full city blocks.

This lovely area, still with cobblestone streets for the most part, has become a very interesting spot in the last few years. This neighborhood, which once housed a large horse stable that still stands to this day, is now one of Puerto Vallarta's best real estate investments.

Versalles gives us a real "Old Vallarta" meeting "New Vallarta" sensation. Local family businesses, taco stands, and economical restaurants, stand now next to some of Puerto Vallarta's most famous new dining spots. There are new Mexican organic markets, old churches, and many amenities that make this area one of the most combined and easygoing of the hole city. Prices are lower than Nuevo Vallarta or Malecon which gives us the opportunity to find something bigger for a more suitable price and still profit form the greatest touristic spots of Puerto Vallarta near to you.

If you’re looking for condominiums, they are a great option lately in Colonia Versalles, with both resales and new developments hitting the market, attracting young professionals and buyers looking for a second home in Puerto Vallarta.

Versalles has a location flanked by the Hotel Zone on one side and the beautiful street of Fluvial on the other. Also, two well-known supermarkets nearby make your life easier and of course, the direct access to the city's main avenues (Francisco Medina and Francisco Villa).

Some of Puerto Vallarta's best private hospitals and private schools are only minutes away, close public beach access by La Isla famous shopping plaza and located equal distance from Marina Vallarta and Old Town, the Versalles neighborhood has a lot to offer Puerto Vallarta real estate investors.

Life and surroundings of the Conchas Chinas neighborhood

This marvelous place named Conchas Chinas, refers to a type of seashell found only on the area’s sandy coves. It’s a residential-only area and it’s known as the Beverly Hills of Puerto Vallarta by almost everyone. This place is a picture-postcard upmarket neighborhood located in the coastal resort of Puerto Vallarta, one of Mexico’s most popular holiday destinations. Built on rocky cliffs covered in tropical rainforest vegetation, home to birds of paradise and diverse plant life, with amazing views of the bay and the old town and its own beach, the location of Conchas Chinas is one of the best in the entire Banderas bay.

Playa Conchas Chinas has remarkable crystal-clear water and many, exclusive hidden coves, created by the rocky coastline, that seem to have been painted by a goddess. This beach is quieter than its neighbor, Playa los Muertos, the most popular beach in Puerto Vallarta. As tourists flock to “Playa los Muertos”, you are free to enjoy the solitude of Playa Conchas Chinas.

Real Estate in Conchas Chinas. Is one of the first communities developed in the area and stands true to its nickname. The local architecture is classic to the authenticity of Puerto Vallarta, with modern developments as well as rustic Mexican-style homes that are quite spread amongst the neighborhoods nestled in the tropical jungle of the Sierra Madre Mountains.

Playa Conchas chinas is one of the most lucrative beaches in the Banderas Bay area, known for its stunning views of the region. Still not trafficked by the majority, Playa Conchas Chinas provides a semi-secluded ocean day experience because of the large boulders that surround it and easy accessibility. With roads filled with cobble-stone and rustic Mexican homes lining the streets, Conchas Chinas offers a unique glance back in time to a more authentic Mexico. The neighborhoods are safe and well-lit and offer clear paths to and from the beaches back to the highway.

For those in reasonably good shape, if you continue walking past the southern tip of Los Muertos, winding trails and a bit of a climb will land you at Conchas Chinas. Also, an inexpensive taxi ride from the Amapas neighborhood will get you there. This beach shows off luxurious soft sand and dramatic cliff-filled vistas. Considerably less crowded, it supports fewer vendors and quite possibly more sightings of whales and other wildlife.

Life and surroundings of the Conchas Chinas neighborhood

Few spots in the Bay of Banderas can compete with the sunset views seen from the hills of Conchas Chinas. If you’re silent you can listen to the sounds of the many tropical birds, gaze at flora of the jungle and admire the crystal-clear blue ocean while you whale watch. Conchas Chinas is located right next to Amapas and Emiliano Zapata, making this neighborhood particularly alluring to those already familiar with Emiliano Zapata’s many restaurants, galleries, coffee shops and other attractions.
If you’d like to consider living in Conchas Chinas, we have a magical place just for you. Right in the heart of Conchas Chinas is our housing development named Carmelina. You’ll love it!

All you can do in Puerto Vallarta

Since the 1960s, Puerto Vallarta has been one of the most famous destinations in Mexico and has been welcoming travelers from all over the world. Some even say that this lovely beach town is now the most favorite place to come if you’re looking for a healthy relaxing life. But it doesn’t matter whether you’re a backpacker with a low budget, a digital nomad looking to spend a month, a couple wanting a week-long vacation, or an expat looking to settle down, you’ll find things to do in Puerto Vallarta to keep you, happy , relaxed and well entertained.  If your plan is to stay in Puerto Vallarta for a long period of time, you will, however, want to choose your spot carefully based on the vibe you’re after and the budget you have.

Living in Puerto Vallarta is great for retirees or expats, since you can find any convenience you might need. You have the international airport with plenty of direct flights from multiple cities in Canada and the U.S. So, you can easily fly back and forth from your hometown to Puerto Vallarta without scales.

All you can do in Puerto Vallarta

No matter the time or the day, there’s always something going on in Puerto Vallarta. As a tourism destination, there are plenty of entertainment options, as well as great dining and other activities such as The Boardwalk Malecon, the historical downtown, many beaches, Harbor Marina Vallarta, the gastronomical Romantic Area, arts, culture, the nearby village of San Pancho, Sayulita for surfers and sight watchers, and so much more!

You’ll find plenty of bars and restaurants with an ocean view on the Malecon, a miles-long boardwalk. They offer any cuisine you might think of, like Italian, sushi, Argentinian, pub grub, fresh seafood, Mexican (from every region of the country), and so on. There are casual places and fine dining options there, and in the popular “Zona Romantica” district you can always find spectacular restaurants and bars frequented mostly by North Americans.

A favorite activity of expats and vacationers alike is to enjoy a meal on Los Muertos beach, which has several restaurants right on the sand. You can enjoy breakfast, brunch, lunch, dinner…or sunset drinks overlooking the Pacific as most of the people do. Near the south side of the pier, you’ll find lots of local families spending the day (especially on weekends). Further south from there is considered the gay area, which is always busy and a lot of fun.

There are also plenty of options for a relaxed evening or night with live music and more. There are theaters and piano bars, where you can find some romantic jazz music or rock’n roll depending on the day. There, and at other establishments, you can see jazz, classical, rock, acoustic guitar, and many other genres. Also, the ticket prices are much lower than you’d find in the U.S. or Europe, even though this is professional level entertainment.
But the most important thing you must know is that in Puerto Vallarta it’s not all fun and vacation. There are also plenty of features that make it comfortable and healthy long-term living.

How to leverage 4 times your pension in Puerto Vallarta?

For those of you who may not know, Puerto Vallarta is a resort town on Mexico’s Pacific coast that has been popular with leisure travelers and expatriate residents for decades. You can have a comfortable home with less expenses, an incomparable relaxing beach life as well as various entertaining activities of all sorts.

How to leverage 4 times your pension in Puerto Vallarta?

It has lovely places where you can walk such as the Malecón or the Old Town. Dozens of beaches with different views and styles. It’s indubitably one of the best places you could choose to live your life if you’ re looking for a place to relax.
Now, this is where you ask yourself, “yes, interesting, but what about the price?”.
Well, Mexico in general offers a much lower cost of living and even though Puerto Vallarta is a tourist spot, it does as well. Considering that one American dollar is the equivalent of 20 pesos or more, this means that your pension is 4 times higher in Mexico than in the USA. If we focus a little bit more on numbers, we can show you an example of a monthly budget and typical prices for a couple living in Puerto Vallarta:

A typical retired couple should budget under $3,000 for a month’s expenses, included a two bedroom apartment (around $900) , electricity, gas and water ( $200 ), cellphone and internet ( $100 ), insurance and property tax ( $150 ), dining out ($ 300), and even groceries and household items ($300).  So, in reality this couple’s pension has multiplied by 4 when arriving in Mexico since the prices are much lower (even if they live in a touristic place). The Mexican currency and the jumpsuit are cheaper, which gives us the opportunity to take better advantage of the pension.

And let’s not forget about some other important things. You have an international airport with plenty of direct flights from multiple cities in Canada and the U.S. as well. This makes it a lot easier if you need to make some trips back to your hometown and visit your family, because of your job or even to welcome visitors and family members to your new home.
Also, if you’re worried about your health and health insurances, you must know that in Puerto Vallarta there are a couple excellent hospitals where the medical care is top notch. There are also several world-class private hospitals and clinics, including specialist care. There is low cost dental care as well, even major dental work is a fraction of the cost in the U.S. and Canada.

Furthermore, since Puerto Vallarta is so close to the ocean, it’s literally never cold and the salty breathable air keeps people in good health most of the time. Many retirees come because it’s never cold in Puerto Vallarta and it helps them maintain a good health. It can get warm and humid, also hot as expected, especially in summertime, with the height in August and September. But during the winter and early spring, the weather is comfortable with low humidity (lower 80s F). That’s when many “snowbirds,” especially from Canada and the northern United States, fly back to Puerto Vallarta.
